ANNUAL MEETING:
The Annual Meeting date in June has not been set at this time. The required notifications will be sent during the month of May, as required under the Condominium Documents. We will have one opening on the Board.
WEB SITE:
We now have a Web Site up and running. Please refer your real estate people to that Web Site for questions regarding rules, regulations and items required for closing.
CONTACT THE BOARD:
If you need to contact any board member, please do so by dropping a letter in the Association Mail Box. You will note we have a Mail Box; there is an opening in the front to receive your checks and correspondence. Please be sure to pay the exact amount of your condo fee, over payment as well as under payment causes the bookkeeper problems. The fees are due the first week of the month for that month. Remember the village is managed with the funds collected. If you owe back fees, please make every effort to pay what is due as soon as possible. We still plow, take your trash and landscape as well as pay for the Insurance Policy for the condos….If you owe please consider the unfairness of this lack of commitment to the community and its potential burdens.
CONDO FEE INCREASE:
The Association has not raised fees since 1999. To that end, we are trying to survive on a 10 year old increase. We anticipate a $20.00 monthly increase. The Treasurer will be sending out the official new fees that will begin on July 1, 2007. Those who owe the Association substantial amounts of back fees please do the right thing and pay the outstanding balances to help us cover the inflation costs of services. Please, you know who you are and you continue to reap the benefits which you have not been paying your share of.
LAWN MOWING:
Please have all items off the lawn area to facilitate this activity
OUTSIDE CONTRACTORS:
Please remember to communicate only with the Board Member that is assigned to a project. It has been troublesome in the past when residents ask the contractors hired by the Board to do things not approved or budgeted for.
GRILLS:
Please be sure to move them away from the siding when in use. You will be charged for the repair of any warped and damaged siding due to grill heat.
PARKING LOT:
Please operate your vehicles at reduced speeds in the lot. If your vehicle leaks gasoline or oil please have it repaired. Tent trailers, boats and trailers and commercial vehicles are not allowed to be left/stored in the parking lot. Changing of Oil and auto repairs as well as car washing is not permitted on the premises. Water is provided for garden use only.
WATER:
PLEASE WATER OUTSIDE ACCORDING TO THE TOWN’S RULES AND REGULATIONS. Any fines levied will be the offender’s responsibility.
GARDEN AREA:
The garden area is defined by the fencing. Use of the area is on a first come first serve basis. In the Spring talk with fellow gardeners to determine “Open” areas for use.
TRASH DUMPSTERS:
Please place all waste inside the dumpster containers. Do not leave large items next to them. Get a neighbor to help you put items into the dumpster. All items, mattress sets, furniture, old doors, etc. Must be placed inside for removal. If you need to dispose of appliances, a disposal sticker for the Town dump is obtainable at Town Hall for $10.00 per item. This sticker allows you to transport and dispose of the item at the Town facilities. The Board will assess fines for those not putting items in the dumpster.
DOGS and CATS:
Please walk your dog OR CAT for sanitary purposes in the designated area. These areas being the wooded area along the property line in the rear of the complex. CATS are included in this Association Regulation. As such, they must be in the owner’s control while outside units. Dogs and Cats are not to be tied or staked outside unattended. Regulation #24 allows the unit owner one Dog or one Cat per unit.
INSURANCE CERTIFICATES:
If You require a certificate of insurance for your mortgage Company, contact Kate at Gallant Insurance Agency, 978-263-3500. Certificates must be prepared individually to reflect your specific unit. Remember, the Association policy does not cover your own personal property or damage done by tenants. Contact your personal agent to obtain Homeowners and/or Tenant policies for your protection. In the event of a possible claim, please notify the Board so that it is reported to the Insurance agent in a timely manner.
FORM 6D:
Those requiring a 6D for closings and refinancing can be obtained by placing a check in the amount of $25.00 in the Black Mailbox along with your written request. Please plan on 7-10 days, so please give us enough time to process your request.

Please share this Newsletter and its reminders and updates with your family members and any new occupants of your unit
UNIT OCCUPANT INFORMATION:
If you lease your unit, please remember to notify the Board of Manager’s at once with the new tenant’s name. This is information that needs to be updated each time you change tenants.
COMMON AREAS:
Please remember that it is in violation of the Rules and Regulations to leave or store overnight or when such items are not in use, Chairs, tables, children’s toys, and swimming pools (must be emptied each evening), bikes, etc. on the lawn and walkway areas in the front and Please refrain from leaving items out as we have received complaints about how the fronts of the buildings look bad when items are left outside.
Please respect your neighbor’s right to quiet. Quiet hours are between 10:00 P.M. and 8:00 A.M. During the Summer the windows are open; please take care not to disturb your neighbors.
Vehicles are not to be parked on the lawn areas unless directed by the Board of Manager’s in conjunction with parking lot projects.
Remind your children and guests not to climb or sit on the walkway railings or step hand rails.
4. Play structure: Please monitor your children’s activities at the Play Area. Ask your children not to remove any stone or sand from the play area. We hope this will be used by those children who are age appropriate, Toddlers and .those under 12. We have a Basket Ball Court for the older Children to play or ride their bikes on.
5. No satellite dishes are allowed on the property. The association owns the outside and roof of your unit. Please do not install any type of dish.
AIR CONDITIONERS:
Air conditioner units shall not be installed in windows in the front of the buildings. The only acceptable manner of placing a permanent thru-the wall installation is in the rear of the buildings. Please keep in mind that requests must be reviewed and Association permission granted to cut the exterior of the buildings for installation of air conditioners prior to installation of such air conditioners this policy applies to the rear of the units when the building is cut.
DOORS, STORM DOORS and WINDOWS:
The Association is not responsible for replacement or repair of Windows, Sliders, Screen/storm Doors or Front doors. Under the Condo Documents, the cost for repairs or replacements is borne by the Unit Owner. Please use experienced professionals to handle these projects, as a poor installation will affect the integrity of the building. Please take care not to damage the siding during any replacements. If windows are not flashed properly the building can be damaged by the weather.
DELIVERY TRUCKS and MOVING DAY: Please refrain from pulling vans and trucks up on to the lawn and walkways in the FRONT and BACK of units. There are sewer and drainage lines that could be damaged. PLEASE PASS THIS INFORMATION ON TO THE NEW OWNERS AT CLOSING.
KEYS TO YOUR UNIT: Please forward a key to your unit to the Board if you have not already done so. In case of emergency, the Fire or Police will not have to bust your door down. Ellen and Ned Sparrow are in custody of the keys. They live in unit 25. We thank them for hosting the Key Box for us.
